We started work in a building in 2015, after a string of unsuccessful attempts to solve an issue with water temperature in the building. For over a year some units were getting only sporadic hot water, others had low pressure, and some reported major fluctuations in temperature. Previous managers had brought in different contractors, and many items in the mechanical room had been replaced, but nothing was able to solve the problem. Part of the issue was a needlessly complex boiler setup that had been pieced together by several different companies. The board had had enough complaints from the owners, and were considering replacing both heating boilers (installed only 10 years earlier), which the mechanical company was encouraging.
We decided to do our own investigation and with our infrared camera quickly discovered several faulty mixing valves, and some other basic problems with how the water flowed. With this information, we brought in an engineer for a second opinion and they came up with a plan of action. Less than a month later, the problem was solved, and the boilers did not need replacement.
