About Us - Brilliant Property Management was founded by four people with diverse but complimentary skill sets. Our backgrounds are in property management, entrepreneurship, business management, and even some adventure tourism. This gives us a different perspective on problems, and a better approach to solutions.

Brilliant -
Sometimes in order to have a great idea, you need to think outside the box. We pride ourselves on finding solutions that others may not see.

Case Studies -
We examine all areas of property management and provide information based on case studies in areas from elevators to insurance to local communities, maintenance fees and more.

Elevators -
When the elevator contractor could not get the elevator to work, we brought in an independent engineer to review the problem, and he recommended that a full elevator modernization was necessary. We consulted several companies, and we were told that an overlay of the pneumatic system could be done which would last several years - enough for us to save for the full project.

Insurance -
Insurance in condominiums can be tricky, especially when it comes to who is responsible for which items inside a unit. We work with insurance companies to settle issues, and then we passed a “Standard Unit Definition”, clarifying who is responsible for each item in a unit.

Community -
In many cases we can go beyond and start working on building the sense of community that many people expect in a condominium, bringing people together and building new connections.

Maintenance Fees -
After years of increasing maintenance fees, BPM was hired to help improve the financial situation at a large condominium. We brought in engineers to assess the problems so that a permanent solution could be found, and worked with Reserve Fund engineers to create a plan that worked for the owners of the building.

Plumbing -
Several years ago, the board of an old building decided that it wanted to renovate their lobby. Original estimates suggested that the job would require major work. We consulted several companies and realized that the job could be done much less expensively.

Boilers -
We started work in a building in 2015, after a string of unsuccessful attempts to solve an issue with water temperature in the building. We decided to do our own investigation and with our infrared camera quickly discovered several faulty mixing valves, and some other basic problems. With this information, we brought in an engineer who came up with a plan of action. Less than a month later, the problem was solved, and the boilers did not need replacement.
